Downriver Land LLC is a rural land investment firm in Tennessee. We were founded on the principle that land helps us connect to the earth. Our focus is on acquiring underloved land and rehabilitating it to create peaceful nature retreats. We seek out land in Tennessee, focusing on land that is typically unrestricted - offering a blank canvas for whatever we can imagine!

About Our Story

Tennessee Mountain Land

It all started back in the 1990’s when our founder visited an artist studio in the woods of Kentucky. The art studio was a magical place surrounded by trees and moss covered pathways. That planted a seed that would continue to grow over time.

Fast forward to 2019. With the dream of having an off-grid property, we purchased 2 acres of pristine land in south central Tennessee. After clearing the land we reached out to a local contractor who built a custom off-grid cabin based on our designs. This nature retreat has become a sort of sanctuary and inspired us to continue buying land and expanding our portfolio.

Downriver Land today has acquired 4 properties throughout middle Tennessee. Primarily in southern Tennessee, with 2 properties bordering the beautiful Buffalo River. One property on a point above Center Hill Lake and fourth property just outside of the Obed Scenic Wild River. This site will contains updates, progress photos and thoughts on building, investments and inspiration.

Mission Statement

Downriver Land was created as way to document a love of nature and the experience of working with the land. Our company has a small but growing portfolio of valuable rural land in Middle Tennessee. We love exploring our state and finding unique land to develop into peaceful nature retreats. Over the coming years our plan is to continue to acquire new land and develop our existing properties.

Our motto has always been quality over quantity. We have looked at over 200 plots of land across the state of Tennessee. Only a handful of listings have meet all of our criteria including possible land use, location and desired cost.

Going forward we will continue our diligent search for underutilized land with lots of potential. We plan to invest in more land and help fellow investors find great land that fits their needs. We love sharing our passion with others.
